What we provide

Two main areas: (1) VLXD price data and (2) six free tools to help you build a house.

1. Construction-material price data

  • 34 provinces — Hanoi, HCMC, Da Nang, Hai Phong, Can Tho, Binh Duong, Dong Nai, and 27 others
  • 15 material categories — cement, rebar D10/D12/D16, yellow/fill sand, 1×2 and 4×6 stone, hollow brick, ceramic tile, interior/exterior paint, roofing sheet, aluminium glass, wood, pipe, wire, labour
  • Source: official price bulletins from provincial Departments of Construction
  • Update cadence: daily (the crawler auto-detects new bulletins)
  • History: 12+ months retained for trend analysis

The 6 free tools

1. House cost estimator

Estimate your house construction cost in 2 minutes. Pick from 10 templates (simple grade-4, premium grade-4, with terrace, 2/3/4-floor townhouse, narrow tube house, mini villa, garden villa, factory/warehouse), enter dimensions (width × depth × floors), choose province — the tool auto-computes cost using real VLXD prices for your province. Supports per-line tweaks, foundation reinforcement add-ons, alley-access surcharges, save, and PDF/Excel export.

2. Material calculator

Compute construction-material quantities by floor area. Enter house area → get exact volumes: tonnes of cement, kg of D10/D12 rebar, m³ of yellow sand, m³ of 1×2 stone, count of hollow bricks, litres of paint, metres of wiring/piping, person-days of labour. Norms follow Vietnamese construction standards, including 3-10% waste factors.

3. House sketch tool

Draw a house floor plan online by drag-and-drop — no CAD software, no design experience needed. Add rooms (living, bedroom, kitchen, WC, dining, office), doors, windows, partitions. The tool auto-computes floor area in real time and links to the cost estimator for instant cost. Export as PNG to send to your contractor.

4. Interior cost calculator

Estimate interior cost per room (living, bedroom, kitchen, WC, dining, office) at 5 budget tiers: basic (300-800K/m²), economy (800K-1.5M/m²), mid-range (1.5-2.5M/m²), premium (2.5-4.5M/m²), luxury (4.5M+/m²). Itemised furniture lists with 2026 market reference prices.

5. VLXD price lookup by province

Look up construction-material prices across 34 provinces. Pick a province, pick a material — see the full price table with brand, spec, and unit. Side-by-side compare up to 5 provinces, view price-history charts, export CSV/Excel for professional estimates.

6. VLXD API for developers

REST API serving VLXD price data for developers, proptech apps, and contractor ERPs. Test tier free (10 calls), Pro tier 299K VND/month (1000 calls/day/key, up to 5 keys). Endpoints: list provinces, prices by province, prices by material, price history.

How we collect and verify prices (methodology)

Our credibility rests on transparent methodology. Here is exactly how we go from a raw bulletin to a number on this site:

  1. Source acquisition. A dedicated crawler service polls the official portals of all 34 provincial Departments of Construction daily. When a new quarterly or monthly bulletin is published, it is downloaded as PDF / spreadsheet.
  2. Parsing & normalisation. Each row is parsed into (material, brand, spec, unit, price, period). Materials are classified into 15 categories via a rules-based classifier with most-specific-first matching to prevent compound products (e.g. "cement sand") leaking into the wrong category.
  3. Unit conversion. Every price is converted into the canonical unit for its category (cement → tonne, steel → kg, sand/stone/concrete → m³, brick → piece, tile/roofing/aluminium → m², paint → kg, wire/pipe → m, wood → m³). Rows whose source unit cannot be safely converted (e.g. "rebar bundle" → kg requires a density assumption) are dropped with a warning rather than averaged into nonsense.
  4. Aggregation. For each (material category, province, period), we compute low / average / high across the normalised prices.
  5. Display. Numbers are shown with the original bulletin period clearly labelled (e.g. "Published Q2/2026"), so you can verify against the original.

Every price page links back to the originating Department of Construction's website so you can verify the source directly.

Frequently asked questions

Is vatgia.top the same as vatgia.com?

No. They are two completely different sites operated by different teams for different purposes. vatgia.com is an e-commerce marketplace that shut down in March 2026. vatgia.top is a construction-material price platform and a set of free cost-estimation tools.

What tools does Vật Giá Top provide?

Six free tools: house cost estimator, material calculator, house sketch, interior cost calculator, price lookup, and VLXD API. All free for end users.

Where does the VLXD price data come from?

Prices are crawled daily from the official bulletins of 34 Vietnamese provincial Departments of Construction. They are reference prices used to validate contractor quotes. Real market prices typically differ by ±5-15%.

Are the tools free?

Completely free. All 5 core tools have unlimited use, no signup. Google sign-in is only needed to save estimates or export PDF/Excel. API has a free Test tier (10 calls) and Pro tier (299K VND/month).

Are provinces outside the 34 supported?

We currently support 34 Vietnamese provinces. If your province does not have data for a material yet, the tool defaults to HCMC prices as reference.
