House Sketch Tool — Idea to Estimate
The Vật Giá Top sketch tool helps you rough out a floor plan before meeting an architect or contractor. No software install, no design experience needed — drag rooms, add doors and windows, and the tool computes the rest.
How to Use
- Set lot size: enter width × depth (m) to size the canvas to your land
- Add rooms: pick from the toolbar — living room, bedroom, kitchen, WC, dining, porch, garden, garage, stairs
- Position & resize: drag to move, drag handles to resize (0.5m snap), or enter exact dimensions in the right panel
- Add doors & windows: select a room → click "Main door", "Interior door" or "Window" — adjust position, size, and which wall
- View metrics: right panel shows realtime total floor area, overall dimensions, wall perimeter, and door count
- Estimate cost: click "Estimate cost" — auto-switches to our estimator page with all 7 material groups prefilled
- Download: click "Download PNG" to save the dimensioned sketch to share with contractors

Cost Estimation from Sketch
When you click "Estimate cost", the tool extracts:
- Floor area — total room area (excluding garden) × number of floors
- Wall length — drives brick, paint, and primer volume
- Door count & window area — drives aluminum/wood door and glass quantities
- Roof area — metal sheet, purlin, ceiling from house footprint
- Electrical, plumbing, labor — default coefficients by floor count, adjustable
Estimates use real construction material prices in your chosen province. Results are indicative — expect 10–20% variance vs. reality based on contractor and timing.
